Tenant improvements
Tenant improvements, also known as commercial build outs, are modifications that are made to a commercial space by either the building owner or the tenant to configure the space to meet the tenant’s requirements.
These modifications could include demolishing or removing existing walls as well as adding walls to create defined spaces. Common components in tenant improvement projects include new paint and new flooring, and even upgrading utilities such as heating, ventilation and air conditioning.
WHO PAYS FOR WHAT?
Before companies consider making improvements, additions or renovations to their existing or new commercial space to better fit their needs, it’s important to fully understand tenant improvement projects and commercial build outs, and ultimately who is responsible for what costs. Tenant improvement costs are often negotiated as part of a lease agreement. These negotiations may result in a turnkey build out or a tenant improvement project with or without a tenant improvement allowance.
